CURRENT EVENTS & PROJECTS

OPEN MEETING: The next meeting will be open to the Membership and will be held at Borough Hall on Monday, May 21, 2007. The closed session will begin at 6:30. The open session will be from 7:15 to 8:00 p.m. Presentation of the 2006 year-end financial audit draft will commence at the conclusion of the open session.

CHIMNEY INSPECTIONS ARE DUE SOON: Chimneys and dryer vents are required to be inspected and cleaned if necessary by end of May 2007. The outside dryer vent opening must be capped so birds and other small animals do not enter the vent. Please arrange to have this cover installed at time of inspection. Proof of inspection should be mailed to Access Management c/o Larry Makfinsky at the address below. If you need contact information for companies Heather Glen residents have used in the past, please contact Access Management.

PHASE 2 OF LANDSCAPING HAS STARTED!
Mulching has begun and will be completed over the next few weeks.
Last Fall, the Board reviewed bids and approved Reasonable Rate Landscaping's proposal. The plan included replacing shrubs, replanting sparse areas, mulching all plant beds, and other general improvements. The project is to be done in two phases. The first phase was completed in October 2006 and second phase is scheduled to be completed by June 2007.
Reasonable Rate Landscaping will remove some plants that have not thrived and replace them with others in the coming months.

USE OF GAS OR CHARCOAL GRILLS

This is an important reminder that gas or charcoal grills are in violation of State Law and subject to a $500 fine. This includes storing in the unit or in the shed, a prohibited grill and propane gas or charcoal. In addition, the rules and regulations of the Condominium prohibit the use of gas or charcoal grills. Fines by the Association will be assessed for non-compliance. Electric grills are permitted. For additional information concerning grills, click on the Rules and Regulations posting on the upper right corner of this document. The Helmetta Fire Marshall will be following compliance closely.

VEHICLE REGULATION

No trailer, tractor, truck (commercial or unregistered), mobile home, recreation vehicle, boat, boat trailer or the like shall be stored, housed or parked on the Heather Glen property.

At no time may any person park an abandoned vehicle, illegally parked vehicles, inoperable vehicle, recreational vehicle, or an unregistered vehicle anywhere on association property. At no time may any person park a commercial vehicle or oversized vehicle over-night on association property.

Abandoned Vehicle Defined: A vehicle will be deemed abandoned if it is left un-operated in any non-assigned parking space for a period of 14 consecutive days.

Section "D" of the By-laws prohibits washing, cleaning or repairing of cars anywhere on the Property.

Conduct and activities of Unit Owners. Section "P" of the By-laws states that "no noxious or offensive activities shall be carried on, in or upon the Common Elements or Property, or in any such unit, nor shall anything be done therein either willfully or negligently which may be or become an annoyance or nuisance to the other residents in the Condominium." This includes smoking in the hall-ways.

PETS

Dogs are not allowed at Heather Glen. Cats have been approved by the Board of Trustee's. Unit owners who keep dogs in their units will be subject to a $10 per day fine. All unpaid fines will result in a lien being placed on the unit. The Board reserves the right to foreclose on any unit that has substantial unpaid fines/common charges.

  • Telephone Contact: Would you like to be notified if something happens to your unit? Access Property Management can call you should there be a problem with your unit or something affecting your unit. Call Access Property Management and give them an emergency number that you can be reached at should something happen while you are out. You can also send the information to the Board and it will be forwarded to Access, just click on the form.
  • Kiddy Playground - The playground is officially open. Please be aware that the playground is for children 12 and under and supervision by an adult is required.

      ASSOCIATION MARCH MEETING MINUTES

      HEATHER GLEN CONDOMINIUM ASSOCIATION
      BOARD OF TRUSTEES MEETING
      Monday – March 19, 2007
      The meeting was held at Café Mario in Helmetta, NJ and called to order at 6:30 p.m.

      Board Members Present: Harry Jones, Iffy Ali, Ron Williamson, Dianda Bender and Debra Milden

      Access Property Management:
      Larry Makfinsky, CMCA

      Reading and Approval of Minutes: Ron Williamson motioned to approve the minutes of the previous meeting. Harry Jones 2nd.

      Financial Reports: Dianda Bender motioned to approve the monthly financial reports with questions. Ron Williamson 2nd. Questions regarding the financial reports will be forwarded to the accounting office in Flemington and a response will be issued to the Board.

      New Business:
      The storm drain adjacent to building 17 on Heatherwood Drive has become damaged. The Borough of Helmetta has declined to take responsibility for the repairs. The Board requested a legal opinion regarding maintenance responsibility of the storm grates located on Heatherwood Drive.

      Discussion:
      Reminders regarding dryer vent and chimney inspections have been posted in the foyers of the buildings with the exception of buildings 4 and 29. The Board requested that reminders be distributed to the units within those buildings.

      The Board noted that RRL failed to respond to Iffy Ali regarding landscaping questions raised during the December 2006 walk-through site-inspection. RRL will be reminded that a response is expected within the week.

      Iffy Ali requested a copy of the Public Offering Statement that includes the Master Deed and By-Laws. Dianda Bender volunteered to scan the document and provide the Board members with copies. Management will supply Dianda with an un-bound copy.

      The recent repairs to the plumbing system at 2701 were discussed. The owner’s response to the Association’s request for reimbursement was unwillingness to pay for the expenses incurred. The Board approved the letter drafted by the Association’s attorney advising the owner that the Association is entitled to reimbursement.

      With no further business to discuss, the meeting was adjourned at 8:30 p.m.
